Quality Assurance: To ensure that cleaning stays on track we use a system of quality assurance checks including day porter and task schedules, regular and unscheduled inspections by management, client-completed surveys and evaluations, and frequent contact with the client.
How do you select, screen, and train your employees?
Professional Maintenance Systems’ employees are screened and interviewed prior to being placed on our payroll. Work history, references and employment eligibility are verified and preference is shown to individuals with janitorial experience. Selected candidates participate in our comprehensive janitorial training program which covers everything from customer service to chemical handling. The employee next receives an in-depth, site-specific orientation at his assigned location.
Professional Maintenance Systems is always looking for employees who exemplify our high standards for performance and demonstrate supervisory skills. Many of our crew leaders, supervisors, and managers have been promoted from within.
How do you retain your staff?
Professional Maintenance Systems strives to maintain low employee turnover. Approximately 200 of our 500 employees have been with the company for more than 5 years.
In addition to providing competitive wages, vacation, holiday and sick pay, as well as health insurance programs, PMS maintains a comprehensive employee appreciation program. As part of this program we select an employee of the month who receives a monetary bonus and company-wide recognition in our monthly newsletter (published in both English and Spanish).
How do you supervise your employees?
Correct and thorough cleaning skills result from reinforcing initial training with continuous supervision. Each employee is given regular, personal supervisory attention. Performance and attitude are monitored by on-site supervisors and frequent visits from District and Operations Managers.
How do you guarantee staffing levels?
The success of our cleaning programs depends on consistent employee attendance. If a janitor is going to be late to or absent from work he must notify his District Manager no later than 2 hours before the work assignment. Excessive tardiness and absences are viewed seriously. Effective counseling can sometimes reform an employee in whom we have invested valuable time training. Termination is a final step after verbal and written warnings have been issued.
At all times, the Company maintains a trained backup labor pool. Extra workers are always available for emergencies or special situations.

Professional Maintenance Systems implemented a full scale Risk Management Program with the assistance of our Certified Risk Manager, William A. Werber, CRM, over thirteen years ago. The successful management of our risks, exposures, and claims has created competitive advantages to enhance growth and profitability with cost reductions for our clients.
