We actively manage all the buildings we clean. District Managers are trained to take ownership of each location and build a relationship with the client from the beginning. The district manager walks the building with the client before service begins and personally manages the cleaning crews into the future.
Our clients have 24/7 access to PMS management in the case of concerns or emergencies, and our managers contact the client if problems occur. Our clients don’t have to “hope for the best”. When they wake up in the morning with no message from us they know another successful night of cleaning has passed at their buildings.
Karen Berry, CEO
Karen Berry’s twenty years of experience have made her an expert in the industry. A San Diego State University alum, she joined Professional Maintenance Systems in 1996 and has caused growth to skyrocket since then. She implemented a comprehensive job-costing program that streamlined operations and enhanced our focus on safety. Her efforts have significantly reduced work-related injuries and brought down our experience modification rating (used to determine workers’ compensation rates) to the lowest in the state for a janitorial company. Karen further improved operations by standardizing a team cleaning approach and implementing the use of written task and Day Porter schedules within the company. Most recently, Karen spearheaded our CIMS Certification process which resulted in PMS’ achievement of CIMS-GB Certification with Honors on April 1, 2011.
Hector Romero, Operations Manager
Hector joined Professional Maintenance Systems as a janitor in 1983 and, through hard work and dedication, was promoted to Operations Manager. Hector has played a key role in PMS’s ability to attract and retain quality employees thereby facilitating our company’s growth. He has implemented and maintained the training and management of our 10 floor care crews resulting in a floor care program that is second to none. Hector is bilingual, speaking both English and Spanish, and attended Southwestern College for two years.
Jason Erickson, Resource Manager
Jason is a Certified Public Accountant. He graduated from SDSU with a degree in Accounting and joined PMS in 1997. Once with the company, Jason occupied a variety of posts including Accountant, Payroll Representative, Warehouse Manager, and Sales Representative. In October of 2010, Jason transitioned full time into operations where he advises on all aspects of field operations and serves as an information resource for key accounts.

Our District Managers are seasoned professionals, each possessing years of experience in the cleaning industry. Many of our managers have been promoted from within, working their way up from the role of janitor. When we hire from outside the company we seek out individuals with substantial experience in the management of cleaning programs at other reputable janitorial companies.
Allison Erickson, Controller
Allison graduated from USD with a degree in Accounting after which she came to PMS for a year as a staff accountant. She then went to work for Jack in the Box as a Corporate Accountant for five years. During her time there she worked with all major accounting functions, managed the Franchise Accounting Department, and specialized in lease accounting and franchise financial statements. She returned to PMS in April of 2009 as Controller.
Phil Senescall, Sales Manager
Phil, as the son of CEO Karen Berry, represents the next generation at Professional Maintenance Systems. He started learning the business during high school when he worked as both a PMS day porter and warehouse manager. He gained an in-depth understanding of our floor care program while working nights with the floor crews during college. Phil received the education to match his hands-on experience when he graduated from Chico State as a Business Management major with an emphasis on entrepreneurship and small business management. After college he went on to distinguish himself at Cintas and finally joined PMS full time in July of 2008 to head up our enthusiastic sales team.
